Position: Resident apartment manager/ leasing agent

Location: 85 units in Oxnard

Compensation: good salary package, based on experience, free housing, medical insurance.

Job Purpose:

Maintains rentals by maintaining premises and filling vacancies.

Duties:

* Establishes rental rate by surveying local rental rates, calculating overhead costs, depreciation, taxes, and profit goals.

* Attracts tenants by advertising vacancies, obtaining referrals from current renters, explaining advantages of location and services, showing apartments.

* Contracts with tenants by explaining contract terms and rules of occupancy, collecting security deposit.

* Accomplishes financial objectives by collecting rents, paying bills, forecasting requirements, preparing an annual budget, scheduling expenditures, analyzing variances, initiating corrective action.

* Maintains apartment building by investigating and resolving tenant complaints enforcing rules of occupancy, inspecting vacant apartments and completing repairs, planning renovations, contracting with landscaping.

* Maintains building systems by contracting for maintenance services, supervising repairs.

* Secures apartment complex by contracting with security patrol service, installing and maintaining security devices, establishing and enforcing precautionary policies and procedures, responding to emergencies.

* Enforces occupancy policies and procedures by meeting with tenants' association, providing information and direction, confronting violators.

* Prepares reports by collecting, analyzing, and summarizing information.

* Maintains technical knowledge by attending educational workshops, reviewing publications.

* Contributes to team effort by accomplishing related results as needed.

Skills/Qualifications:
